Gypsum Drywall Interiors Ltd. (GDI) is a growing contractor requiring a facility that could keep pace with expanding operations while supporting day-to-day efficiency. f-BLOK worked closely with GDI and the design-build team from the outset, exploring multiple design options and conducting detailed costing exercises to align the project scope with budget and schedule constraints.

Led by f-BLOK as architectural consultant, the team guided planning, design, and documentation while coordinating closely with the builder to ensure a seamless transition from GDI’s previous location. Particular attention was given to operational workflows, site access, and timing, as the project needed to meet critical occupancy deadlines. This collaborative approach continued beyond completion, with f-BLOK re-engaged in 2022 to design a warehouse expansion supporting GDI’s ongoing growth.

The 19,000 ft2 head office and warehouse consolidates GDI’s operations into a single, efficient facility designed to support both administrative and industrial functions. Balancing office comfort with warehouse durability, the building provides a streamlined environment that enhances productivity while accommodating future expansion.

To achieve these objectives, the design focused on operational flow, site efficiency, and adaptability, ensuring the facility could evolve alongside the business.

  • A spacious lunchroom and fully equipped locker facilities to enhance staff comfort and wellbeing

  • Extensive warehouse and storage areas designed for efficient material handling and organization

  • Optimized site layout including loading zones, overhead doors, and secure storage areas

  • Careful planning of truck circulation and maneuverability to support daily operations

  • Phased and responsive design approach to meet tight occupancy timelines

  • Building configuration that allows for future expansion, including the 2022 warehouse addition
